Student accommodation in Valencia for postgraduates: quality living for the whole academic year
Not every search for student accommodation means the same thing. A master's candidate, a PhD researcher or a professional taking an MBA is not looking for a party hall or a shared flat with housemates who change every term. They want a calm, well-equipped place to study, rest and live well for as long as the programme lasts. Every year Valencia draws exactly this profile, thanks to the Universitat Politècnica de València, the Universitat de València, its business schools and its research centres. DLS Spaces is built for precisely that person.
This guide explains what sets quality postgraduate accommodation apart, what a DLS Spaces stay includes, and what you should know about the contract, the deposit and the legal side before you book.
A postgraduate is not looking for the same thing as an Erasmus student
Master's, postgraduate and doctoral students tend to be older, with different priorities. Many balance their studies with a job, a thesis or research, and their time is scarce. The last thing they need is to waste it managing repairs, chasing a landlord or negotiating cleaning rotas in a shared kitchen.
For this profile, accommodation is not somewhere to sleep between parties: it is the base from which to get through a demanding academic year. That translates into very specific needs: privacy, quiet for concentration, a comfortable space to work or write remotely, and the reassurance that if something breaks, someone responds. That is exactly what a low-cost shared flat or an overcrowded residence rarely offers.
What quality means in a mid-to-long-term apartment
Quality is a word used often and proven rarely. At DLS Spaces it has a verifiable meaning, tied to how the service is built:
- A 100% owned portfolio. More than 80 furnished apartments across seven of our own buildings in Valencia. Unlike aggregators and platforms that list third-party flats with no common standard, here the level is consistent: what you see when you book is what you find when you arrive.
- An in-house cleaning and maintenance team. We do not outsource support. If an issue comes up, it is solved by our own team, who know every building, with no middlemen.
- Everything included in a single invoice. Utilities, connectivity and services are part of the price. There is no need to set up electricity, water or internet, or to leave deposits with utility companies. For an international student arriving from abroad, this removes weeks of paperwork.
- Our own digital platform with a step-by-step booking process. You can book remotely, before you land in Valencia, with a clear flow and no surprises.
- Written support in six languages (Spanish, English, French, German, Italian and Dutch), designed for an international audience that prefers to handle their arrival in their own language.
Together, that is what turns an apartment into a move-in-ready home, rather than a project you have to assemble from scratch during your first month of term.
Well connected to universities, business schools and research centres
Our seven buildings are spread across central, well-connected areas of Valencia. For a postgraduate student, a central location has a double advantage: it makes it easy to reach campus —whether the Universitat Politècnica de València, the Universitat de València or the main business schools— while also letting you enjoy the city without relying on a car.
Valencia is a human-scale city, flat and very cycle-friendly. With its metro, tram, bus and public bike network, daily trips to the lecture hall, the library or the lab take only minutes. Living in the centre means having both your study spaces and the cultural, culinary and social life that makes a year abroad worthwhile close at hand.
How much it costs and what it includes
DLS Spaces stays start from around 1,800 € per month, everything included. It is worth reading that price in context: it is not just the rent, but the furnished apartment, the utilities, the connectivity, the maintenance and the support, brought together in a single, predictable invoice. For someone who values their time, that saving in admin is part of the value.
| Apartment type | Monthly range (all included) |
|---|---|
| 1 bedroom | 1,830 € – 2,010 € |
| 2 bedrooms | 2,070 € – 2,940 € |
| 3 bedrooms | 2,370 € – 2,940 € |
For those sharing a programme with trusted classmates, a two- or three-bedroom apartment lets you split the cost while keeping the quality and privacy of your own space, far from the model of a room in a shared flat with strangers.
The contract, the deposit and the legal side
A mid-to-long-term stay with DLS Spaces is formalised as a temporary-use contract, set out in Article 3 of the Spanish Urban Leases Act (LAU). It is the legal figure that best fits a stay defined in time, such as an academic year or a semester, and it allows durations of between 15 days and 11 months. A September-to-June academic year fits comfortably within that framework.
In the Valencian Community, temporary-use contracts require a deposit equivalent to two months' rent, lodged with the Generalitat Valenciana within 15 working days of signing.
There is an important point for international students: DLS Homes does not allow registration on the municipal register (empadronamiento) at its apartments. Registering would legally reclassify the temporary-use contract as a habitual-residence lease, which changes the nature of the stay. If your residence, NIE or TIE procedure requires the padrón, it is worth bearing this in mind before booking. As with any legal matter, we recommend consulting a professional who can assess your specific situation.
Sustainability: VERDE certification in selected buildings
For a student who cares about the impact of their lifestyle, a building's efficiency matters. Several of our properties hold the GBCe VERDE certification: the Turia (4 leaves), Cuba (2 leaves), Cádiz (2 leaves) and Huertos (3 leaves) buildings. This certification recognises energy efficiency, comfort and sustainability criteria in construction, and applies only to these buildings; the rest of the portfolio includes some properties with comparable comfort features.
Travelling with a pet?
Our apartments are pet-friendly in every building except the one on Calle Turia. A maximum of two pets is allowed, with a supplement of 200 € per month per pet. For a PhD candidate or researcher spending a long year in the city, being able to bring a four-legged companion makes a real difference.
