Temporary Rental Company in Valencia: How to Choose Well Before You Book
Finding a place to live in Valencia for a few months is no longer just about the apartment itself. More and more people search directly for a temporary rental company in Valencia — a single, accountable operator that will look after them for the whole stay. It makes sense. When you arrive for a work project, a relocation or a season abroad, what you really need is not just accommodation but a reliable counterpart who picks up the phone when something goes wrong. This guide covers the criteria worth checking before booking with any temporary rental company, agency or platform, and the practical differences between the models you will come across.
Agency, platform or company with its own portfolio?
Not every option that appears when you search for temporary rentals works the same way. Broadly speaking, there are three models:
- Platforms and aggregators: they list apartments from many different owners. The choice is wide, but quality varies from listing to listing and, when something breaks, the platform usually acts only as an intermediary.
- Letting agencies: they manage properties on behalf of third-party owners. The service depends largely on each landlord, who decides on repairs, furnishings and conditions.
- Companies with their own portfolio: the operator owns the buildings it rents out. That allows it to keep a consistent quality standard across every apartment, make decisions quickly and answer directly for any issue.
At DLS Spaces we work with this third model: more than 80 furnished apartments across seven company-owned buildings in Valencia. Because we do not depend on external landlords, every apartment shares the same level of equipment and the same support team. If you want to dig deeper into this way of living, see our guide to mid-term rentals in Valencia.
What the service should include (and what to ask)
A good temporary rental company makes your stay simpler, not more complicated. Before booking, check these points:
- Utilities and wifi included: for a stay of a few months, setting up contracts in your own name makes no sense. Pricing should be all-inclusive, with no surprises.
- Cleaning and maintenance: ask who actually fixes problems. When the cleaning and maintenance team is in-house, as it is at DLS Spaces, response times do not depend on external contractors.
- A clear booking process: a digital platform with a guided, step-by-step booking flow, a transparent contract and conditions visible upfront prevents misunderstandings.
- Genuine flexibility on duration: check the minimum and maximum stay. In our case, stays run from 15 days to 11 months.
- Pet policy: if you are travelling with your pet, confirm it in advance. At DLS Spaces almost all buildings are pet-friendly, with a maximum of two pets and a supplement of 200 euros per month per pet. See our guide to pet-friendly apartments in Valencia.
The contract and the deposit: what Spanish law says
A serious company works with seasonal tenancy agreements, regulated by Article 3 of Spain's Urban Leases Act (LAU). This is the legal framework designed for stays motivated by work, study or temporary relocation, and it differs from a standard residential lease in some important ways:
- Deposit: in the Valencian Community, temporary-use contracts require a deposit of two months' rent, which the company must lodge with the Generalitat Valenciana within 15 working days. A company that explains this clearly is showing you a good sign.
- Padrón registration: a seasonal rental does not allow you to register as a resident (empadronamiento) at the property, because doing so would legally reclassify the contract as a standard residential lease. Be wary of anyone who casually tells you otherwise.
- A documented temporary purpose: the contract should state the reason for your stay (a work project, an academic course, renovation works at your home, and so on).
This information is general guidance only: for any question about your specific situation, we recommend consulting a legal professional.
Customer support: languages, hours and channels
If you are moving from abroad, the language of the support team matters as much as the apartment. Ask which languages the company works in and through which channels. At DLS Spaces, phone support is available in Spanish and English, and written support is available in six languages: Spanish, English, French, German, Italian and Dutch. A team that can handle your contract, your questions and any incident in your own language removes a great deal of friction from an international move.
Quality signals: transparency and building credentials
Beyond the listing photos, some signals set an established company apart: years of track record (DLS Homes has operated in Valencia since 2016), identifiable buildings with a real address, published prices and verifiable certifications. Some properties in our portfolio hold the GBCe VERDE sustainability certification: that is the case of the Turia (4 leaves), Cuba (2 leaves), Cádiz (2 leaves) and Huertos (3 leaves) buildings. Independent seals like this are an objective indicator of the construction quality and efficiency of the building you are going to live in.
What an all-inclusive temporary rental costs
So you can compare against real figures, these are the monthly ranges at DLS Spaces, with utilities, wifi and services included:
| Apartment type | Monthly range |
|---|---|
| 1 bedroom | €1,830 – €2,010 |
| 2 bedrooms | €2,070 – €2,940 |
| 3 bedrooms | €2,370 – €2,940 |
If an offer looks far below market level, check what it actually includes: utilities billed separately, mandatory cleaning fees or irregular deposits can push the real total up. Frequently asked questions
What is the difference between a temporary rental company and a listings platform?
A platform lists third-party apartments and acts as an intermediary; a company with its own portfolio owns the buildings, answers directly for their condition and keeps a uniform standard across all of them.
How long can a temporary rental in Valencia last?
It depends on the operator. At DLS Spaces, stays run from 15 days to 11 months under a seasonal tenancy agreement in line with Article 3 of the Spanish Urban Leases Act.
Can I register on the padrón at a temporary rental apartment?
No. Padrón registration implies habitual residence and would reclassify a seasonal contract as a standard residential lease. To register, you need a habitual-residence tenancy agreement.
What deposit applies to a seasonal rental in the Valencian Community?
Two months' rent, which the landlord company lodges with the Generalitat Valenciana within 15 working days of signing the contract.
